The call started the way a lot of ours do. A homeowner had noticed a little mold on the closet wall that backed up to the bathroom — nothing dramatic, just a patch they figured needed cleaning and maybe a fresh coat of paint. They wanted someone to take a quick look.

Before we touch a wall, we read it. When we ran a moisture meter across the area behind that closet, the numbers came back between 32% to 49% percent in spots that should have been bone dry. That's not a surface stain. That's water living inside the wall.

Every shower after that was draining part of its water straight into the framing.

On top of that, we found rotted framing, widespread mold, and a shower niche that had been installed with no structural framing behind it at all. None of this was visible. All of it was doing damage every single day.

Fourteen years later, that decision came due — not as a tile repair, but as demolition, mold remediation, new framing, a properly built shower pan, and corrected plumbing. The budget version didn't save money. It deferred a much bigger bill and let the damage compound the whole time.
