Standards we hold ourselves to
These aren't aspirations — they're the daily operating rules on every Genco project. Carry the same expectations to any contractor you hire.
Jobsite Protection & Cleanliness
- Floor protection (ram board, plastic sheeting) from day one
- Dust containment barriers with zip walls for occupied homes
- Daily site organization and end-of-day cleanup standards
- Clear pathways and safe access for your household
- Respect for neighbors: parking, noise windows, and debris handling
- OSHA-compliant safety practices on every jobsite
Communication Standards
- Project kickoff meeting: scope review, access plan, communication cadence
- Weekly progress updates with photos during active construction
- Documented decisions (selections, dimensions, approvals) in writing
- 48-hour response time for non-emergency questions
- Change orders written, priced, and approved before additional work begins
- Proactive decision requests — we flag what's needed before it's urgent
Build Quality Standards
- Code-compliant work performed by licensed, insured trades
- Manufacturer installation requirements followed for all products
- Sheet-membrane waterproofing (Schluter Kerdi or equivalent) in all wet areas
- Water-management mindset in showers, tubs, and exterior penetrations
- Alignment, reveals, and finish details verified prior to closeout
- Third-party inspections at all code-required stages
Closeout Standards
- Formal punch-list walkthrough with documented completion
- Final deep clean and removal of all protection materials
- Owner orientation: operation and care of materials, fixtures, and systems
- Warranty handoff with written coverage terms and claim process
- Final photos documenting completed work for your records
- Clear path for follow-up support after project completion
Limited Warranty
What we stand behind, and for how long
Coverage begins at Substantial Completion and requires full payment. Every Genco project ships with a written warranty document that controls — this is a summary.
1 Year
Workmanship & Materials
Defects in general construction workmanship and materials that do not meet reasonable industry standards.
Examples: Tile cracks, trim gaps, paint issues, hardware failures, grout deterioration.
2 Years
MEP Systems
Defects in mechanical (HVAC), electrical, and plumbing systems installed or modified during the project.
Examples: Plumbing leaks, electrical faults, HVAC performance issues, ventilation failures.
6 Years
Major Structural
Defects in load-bearing elements that compromise structural integrity of the work performed.
Examples: Foundation settling, framing failures, bearing-wall issues, roof structure defects.
What's not covered
Warranty exclusions
Things outside our control or normal warranty scope. Listed plainly so there are no surprises.
- Normal wear and tear, aging, and weathering of materials
- Damage from misuse, neglect, or failure to maintain
- Owner-performed work or modifications after completion
- Acts of nature (storms, flooding, earthquakes, soil movement)
- Cosmetic imperfections in natural materials (stone, wood grain variation)
- Items with separate manufacturer warranties (appliances, fixtures)
The fine printThis is a summary for website clarity. Your signed agreement and the written Limited Warranty Policy control. Coverage becomes effective on the date of Substantial Completion and requires full payment.
Effective from: Substantial Completion. Requires full payment to take effect. Warranty claims receive a response within 10 business days.
