Yes. Our process is planning-first. Depending on your project, we provide layout development, elevations / 3D support, and guided selections before construction begins. For additions, we also handle engineering coordination.
Yes. We collaborate with designers and architects regularly and help translate drawings into build-ready scope, budgets, and construction plans. Early collaboration prevents costly design-build disconnects.
When it adds value — especially in kitchens, primary baths, and additions — we provide a 3D / VR preview so you can validate the layout before construction. This is particularly useful for spatial decisions like island sizing and shower layout.
We serve the Dallas–Fort Worth metroplex including Dallas, Plano, Frisco, McKinney, Richardson, Grapevine, Southlake, Colleyville, Coppell, Fort Worth, Allen, Prosper, Lewisville, Keller, and surrounding areas.
We focus on full-scope kitchens, bathrooms, additions, and outdoor living projects. We don't take on handyman-style work or single-fixture replacements — that work is better handled by a specialist. Pricing & Budget
How we price, what proposals include, and how to budget realistically.
We define scope first, then price based on the real build plan. Our proposals include line-item descriptions, material / labor breakdowns, allowance amounts, and payment schedules. No verbal-only estimates.
Pricing varies significantly by scope and selections. Bathrooms typically range $18K–$100K+, kitchens $35K–$175K+, and additions $75K–$300K+. Our cost guides provide detailed breakdowns by category.
An allowance is a budgeted amount for a specific item (e.g., $5,000 for tile). If your selections come in under, you save. If over, the difference is added. This gives flexibility while keeping the overall budget defined.
If scope changes or hidden conditions require additional work, we document it, price it, and get written approval before proceeding. No surprises, no unauthorized additions. Each change order includes cost and timeline impact.
Payments are milestone-based, tied to project progress — typically deposit, rough-in completion, build-out milestones, and final. Your agreement outlines the exact schedule. We never require more than 50% before substantial work is complete.
We recommend 10–15% contingency for remodels and 15–20% for additions. This covers unknowns behind walls, code upgrades, and selection changes. Unused contingency stays in your pocket.
We don't offer in-house financing, but our detailed proposals work well with HELOCs, renovation loans, and home equity lines. Many clients use these to fund larger projects.

Timeline & Schedule
How long projects take and what controls duration.
Bathrooms: 3–8 weeks construction. Kitchens: 6–16 weeks. Additions: 12–28 weeks. Pre-construction (design, selections, permitting) adds 1–12 weeks depending on complexity.
The number-one controllable cause is late selections (tile, fixtures, cabinets). Other factors: permit review times, long-lead materials, hidden conditions, scope changes, and weather (for additions). Our pre-construction process addresses most of these.
Often, yes — especially for bathrooms and some kitchens. For major kitchen remodels, we recommend a temporary kitchen setup. For additions, most clients stay home since work is largely exterior until the tie-in phase. We discuss access, safety, and dust control before construction starts.
Dallas proper averages 3–4 weeks for plan review. Suburban cities vary: Plano and Frisco are typically 2–3 weeks; Southlake and Colleyville can take 4–6 weeks due to architectural review boards.

During Construction
What life is like while we're on-site.
We install zip-wall barriers with dust containment, use HEPA-filtered equipment where appropriate, lay floor protection (ram board), and maintain daily cleanup standards. Dust control is planned before construction, not addressed reactively.
Weekly progress updates with photos during active construction, plus immediate communication whenever a decision is needed. Your communication cadence is established at kickoff.
Licensed, insured trade partners rotate based on phase — demo, framing, mechanicals, waterproofing, tile, drywall, paint, trim, etc. We coordinate sequencing and are on-site during critical phases.
Older homes can hide wiring, plumbing, framing, or water damage issues. We document the condition, explain options and cost impacts, and get written approval before proceeding. A 10–15% contingency covers most discoveries.
When permits are required or recommended, we handle all permit acquisition, coordination, and inspections. This includes structural, electrical, plumbing, and mechanical permits as needed.

Materials & Selections
How we guide product and finish decisions.
Yes. Guided selections reduce decision fatigue and protect your schedule — especially for long-lead items. We help narrow options based on your budget, style, and maintenance preferences.
Yes — we work with client-supplied materials regularly. We'll review selections for compatibility and quality, and adjust labor estimates if installation requirements differ from standard.
We recommend products that balance performance, serviceability, and your design goals. Common brands include Kohler, Brizo, Delta, KitchenAid, Schluter, Daltile, and custom cabinet shops. We verify installation requirements and lead times before ordering.
We use sheet-membrane waterproofing (Schluter Kerdi or equivalent) for all shower and wet-area builds. This provides continuous, tested waterproofing behind tile — the current industry best practice for moisture management.

After Completion
Closeout, warranty, and ongoing support.
A formal punch-list walkthrough, completion of documented items, final deep clean, owner orientation (operation and care of materials and fixtures), warranty handoff, and final photos for your records.
Yes. We provide a written Limited Warranty Policy: 1-year workmanship and materials, 2-year MEP systems, and 6-year major structural components. Coverage begins at Substantial Completion and requires full payment.
Contact us in writing describing the issue. We'll schedule an inspection within 10 business days. If it's a covered warranty item, we'll repair at no cost. For non-warranty items, we can provide a quote for repair work.
